No. Short-term rental income is performance-based, it depends on occupancy, seasonal demand, and nightly rates. What Simpl provides before you sign is a realistic income projection based on current data for comparable units in your area, including the downside range, not just the upside. You also set a minimum nightly rate at onboarding that Simpl will never go below.
Simpl charges 18% of net booking revenue. Net means gross booking value minus the platform’s own service fee (typically 12 to 15%). There is also a one-off onboarding fee of USD 195.
A refundable security deposit is collected from every guest at the time of booking. If no damage is found after checkout, the deposit is released in full. If damage is found, it is documented with photographs and deducted before release. Guest screening is carried out before every booking, platform history, identity verification, and booking intent. For incidents beyond the deposit, Simpl provides full photographic and incident documentation to support an insurance claim.
Your choice. Simpl can create and manage the listing under our platform accounts, or operate as a co-host on your existing Airbnb or Booking.com account. If you have an existing account with review history, we can manage it under your account and those reviews and the listing remain yours. Whichever arrangement you choose is documented in the management agreement before we start.
Yes. All three are connected through a central channel manager. Calendars sync in real time across every platform and double-bookings are not possible. You do not manage anything across channels, Simpl handles it from one dashboard.
The agreement runs for one year and auto-renews annually. Either party can exit with 30 days’ written notice. In genuine unforeseen circumstances within the first 3 months, early termination is available on the same 30-day notice, with any deferred setup fee settled on exit. All confirmed guest bookings at the time of termination are honoured through to completion.
Minor items below KES 5,000 are handled by Simpl with prior notification to you, deducted from your monthly remittance with a receipt. Items above KES 5,000 require your approval before work is commissioned. You are notified of every maintenance issue regardless of cost. Every item appears with receipts on your monthly statement.
